Preconstruction Manager
Salary: $100,000 - $130,000 DOE

Job Function/Purpose:
Responsible for managing and preparing multiple estimating activities for the Company in accordance with Director of Pre-Construction’s direction and policies.
1) Implement strategies and techniques to ensure award of projects bid. This responsibility requires review and analysis of proposal specifications, drawings, and participation in pre-bid meetings, etc. in order to determine scope of work and required contents of estimate.
2) Prepare accurate cost estimates at the conceptual, design development, and construction documents level to meet the design intent. Prepare all final estimate packages for company and client use, ensuring all necessary back-up data and documentation is accurate and complete.
3) Plays a significant role in project interviews and estimate presentations.
4) Responsible for developing accurate and detailed project budget and schedule, and manages project to assure adherence thereto. Monitors project budget variances throughout entire design progress and makes recommendations to project team and owners, in order to bring project budget deviances back on track.
5) Responsible for ensuring the Company is managing the long term warranty risk of any given project, through constructability review and analysis.
6) Acts as Company liaison with the design team in order to meet the owners’ design and construction schedules. Perform constructability analysis on project documentation and works with design team to develop appropriate conclusions.
7) Develop and analyze detailed value engineering options, and make recommendations to the client as necessary to meet the project budget.
8) Participate in internal monthly meetings to review project status.
9) Assist in the selection of sub-contractors.
Secondary Accountabilities:
1) Assists Director of Preconstruction with software selections, implementations and maintenance
2) Develop and maintain accurate preconstruction and preliminary construction schedules.

Supervision:
Works under minimal supervision
Supervisory Duties:
Occasionally will supervise an Assistant Estimator or Estimator, depending on the project

Knowledge:
1) Thorough knowledge of and proficiency in estimating, estimating strategies and techniques

Education:
1) 4 year degree, or equivalent combinations of technical training and/or related experience
Experience:
1) 5 plus years working in a similar construction environment, especially in the area of estimating
