The Sonnenalp is hiring a Housing Manager. 

Wage: $50,000 – $60,000/year, Housing included, plus 10% bonus potential

Typical Schedule: Monday – Friday 9am-5pm, must be willing to work some night and weekend.

Primary Purpose of Position
Oversee management of Sonnenalp owned and leased employee housing units, to include the newly constructed 65 unit Solar Vail.  Ensure facilities are maintained through preventative maintenance, proper check-in and check-out procedures, inspection of units and common areas and adherence of tenants to rules and regulations. Manage annual housing budget to include maximizing occupancy, expense management, and timely collection of rents and security deposits. Maintain community relationships and networks, to include leasing units to Town of Vail employees. Supervise & direct Housing Maintenance Engineer and Public Area Maintenance (cleaning & landscaping); coordinate and manage activities with outside contractors.  Enhance employee experience through professional and respectful tenant-landlord relationship, to include a welcoming onboarding experience and ongoing communication.

Essential Duties and Responsibilities

Housing Budget & Strategy

  • Prepare and oversee annual Housing budget.
  • Ensure maximum occupancy to meet revenue goals, at times leasing to non-employees. 
  • Oversee housing expenses such as utility invoices, contract work and inventory maintenance. 
  • Monitor housing department actual and projected expenses to ensure expense goals are met.
  • Make suggestions for long term capital improvement planning.
  • Work closely with Engineer to obtain bids for contract work and projects. 
  • Manage Housing Engineer’s payroll & schedule
  • Ensure effective housing revenue management strategy.
  • Research and develop new housing opportunities for Sonnenalp employees.
  • Monitor employee housing rental market and assures Sonnenalp rents are at appropriate levels through annual rental survey and communication with Human Resources
  • Provide housing rent, security deposit and occupancy reporting as needed. 
  • Ensure all accounts are balanced and reconciled monthly. 
    Manage contracts with Town of Vail and any other vendors.

Employee Experience: Tenant-landlord relationship

  • Determine housing availability and prospective tenant needs through email, telephone or in person.  Coordinate move-ins, assign roommates and determine unit placements for employees. 
  • Prepare, explain and collect leases from tenants through group presentations (Housing Orientation) and one-on-one meetings. 
  • Utilize ADP and HMS for billing, payment and deduction tracking.  Collect and distribute security deposits, calculate and collect rent through payroll deductions or other means. 
  • Assure that units are clean, in good repair, and properly stocked (Starter Kit in Unit) upon tenant check-in.
  • Formal check-in process with unit orientation and check-in list documenting the unit condition is completed and signed off by tenant and landlord.
  • Monthly or appropriately timed and regular inspections of units. 
  • Advise on tenant roommate issues, conflicts and formal complaints. 
  • Formal check-out process to assure appropriate unit condition and management of damage deposit and list of items to be addressed before unit is cleared for subsequent occupancy.
  • Twice weekly inspection of all common areas and outdoor spaces and follow through on items requiring repair or attention.
  • Ensure tenants are respecting the rules of the property (smoking, pets, etc.) and enforce warnings as needed.
  • Manage evictions for terminated employees.
  • Coordinate and control parking on housing property.
  • Notify police of any emergency or life threatening situations.
  • Communicate regularly with tenants any updates and needed information through meetings, email, notices or in person as needed. 

Property Care and Maintenance

  • Supervise and direct Housing Maintenance Engineer on the regular upkeep of housing facilities and maintenance requests.
  • Notify Engineer of any maintenance needs at the property. Act as a liaison between tenant and engineer by using HotSOS.
  • Supervise and direct Public Area Maintenance Person to ensure cleanliness of common areas to include stairwells, exterior areas and laundry rooms, and maintain exterior landscaping.
  • Ensure the trash and recycling bins are removed prior to the point of over flowing. Abide by town ordinances including pick up times and wildlife management.
  • Ensure rooms are ready for move in by inspecting rooms prior to tenant arrival and notifying proper departments if attention is needed.
  • Inspect rooms post departure to notify HR of any damages and cleanliness issues to result in proper deduction of tenant housing deposit.
  • Coordinate with outside vendors (housekeeping, maintenance) for any post departure needs.
  • Coordinate third party vendor contracts; supervise and inspect work.

Human Resources

  • Enhance employee experience by answering general HR related inquiries and assisting in employee onboarding as needed, ensuring employees are welcomed and oriented to the property.
  • Coordinate with HR and department managers to ensure sufficient housing for recruitment and staffing needs
  • Assist with company sponsored employee events as needed.
  • Complete special projects as requested by HR Director.

Education/Experience

  • Minimum two years of experience in a property management role.
  • Engineering or maintenance experience and knowledge preferred.
  • Budgeting experience required. 
  • HR experience preferred.
  • Real Estate License desirable.

Special Skills/Equipment

  • Valid Driver’s License and clean driving record in order to operate company vehicle.
  • Strong computer skills & organizational skills
  • Excellent written and verbal communication skills
  • Ability to make independent decisions under minimal supervision
  • Excellent people skills
  • Advanced level of MS Excel proficiency required 
  • Property management system (HMS) and HotSOS experience desired. 

Essential Physical Requirements

  • Job requires interaction with tenants and hotel department managers.
  • Flexibility to be available to accommodate check-in and check-out times.
  • Ability to work on weekends, holidays, and extended hours as needed.
  • Ability to stand, walk, or sit for an entire shift
  • Must be able to routinely lift 10lbs to 50lbs
